Right now kinda sucks…
There. I said it out loud.
Don’t get me wrong, there are a lot of reasons to feel good about how things are going. Business is good, the team at LandWorx is as good as it’s ever been – and growing. We’re making a dent in several key markets and geographies. One project we’ve been working on for almost six years is about to break ground.
That said, there is so much uncertainty. Markets sway, interest rates – while still historically low – have caused some problems in private development. A/R has gotten just a *little* harder than last year. Politics in Indiana, Indianapolis, and some other locales are kind of a mess. Higher Ed projects not already funded seem to be on hold. Larger medical projects are getting tougher to find the justification for. Several long-time Federal and State funding mechanisms have changed or gotten harder to use. The capital stacks for mixed use and multi-family have gotten harder to build in the past year.
Projects that matter to areas and people – projects that could make differences in their communities – projects that LandWorx brings value to and is passionate about working on – are fewer and farther between.
Businesses, development, and municipalities thrive not when things are predictable. Any developer will tell you they’d rather pay 3x the fees and know when and how things are going to move through the permit and inspection processes than save a dime and just not know. That goes for the overall predictability for the country and it just has gotten worse and worse.
I don’t have an answer, but I do know what we at LandWorx will do. We will double down on treating our subs, communities, and Clients like we want to be treated. We’ll focus on keeping our part as predictable as we can. We’ll lean into the projects and partners that we are passionate about serving. We’ll spread the resolve, responsiveness, and involvement that pushes us every day. We’ll do it all while embodying our values.
